Dorking Road, Guildford

The project involved securing planning permission to demolish the existing dwelling and undertake the development of a pair of semi-detached houses. The initial GDV was projected at £1,300,000; however, due to strong demand for new housing in the area, off-plan sealed bids were received, with the final bid securing both units at a GDV of £1,500,000 ahead of completion. The original build cost was £450,000, with cost efficiencies achieved through strategic procurement, including the early purchase of the timber frame before price increases. The project was successfully delivered without utilising any contingency.
